How to Prepare Your Property for a New Tenant

A practical checklist for landlords preparing a rental property before a new tenant moves in.

Start with a thorough inspection

Walk through the property before advertising it or handing it over to a new tenant. Look for obvious maintenance problems, damaged fixtures and areas that need attention.

Addressing problems early can create a better experience for the incoming tenant and reduce avoidable disputes.

Clean the property

A clean property creates a stronger first impression during viewings and gives the incoming tenant a clear starting condition.

Pay attention to kitchens, bathrooms, floors, cupboards, windows and other frequently used areas.

Check essential fixtures

Check the condition of locks, taps, toilets, lights and other important fixtures. If the property includes appliances or other equipment, make sure their condition is understood before handover.

Prepare useful information

Have important information ready for the tenant, including how utilities work, how maintenance issues should be reported and any property-specific access instructions.

Document the condition

Keep a clear record of the property's condition around the time the tenant moves in. Photographs, videos and written notes can help both parties understand the starting condition.

Communicate clearly

Make sure the tenant understands key arrangements such as rent payment, contact procedures and property rules. Clear expectations from the beginning can prevent unnecessary confusion later.
